Earn The Appraisal

P — Pattern Interrupt: Don't open with "Is this a good time?" They'll say no. Instead: "Hey [Name], this is [Your Name] — I'll be straight with you, this is a cold call. Have I caught you at a terrible moment?"
A — Acknowledge: They say "what's this about?" — "Fair question. I work with [type of company] on [specific result]. I wanted to see if there was a fit before emailing."
C — Curiosity hook: One sentence that creates enough interest to stay on. "We've been helping teams like yours [specific result] without [common pain]. Worth 2 minutes?"
T — Time-bound ask: Never ask for an hour. Ask for 15-20 minutes. "Can we get 15 minutes on the calendar this week or next?"

A market appraisal is the start of almost every listing, and the phone is how you book it. Most agents wait for a form to land. The ones who own a suburb pick up the phone and ask. Your job on this call is small and specific. Book a time to stand in their home. You are not trying to win the listing today, so stop selling and start booking.

The LEAP Open, In Order

Lead with your name and reason. No permission question, no apology for ringing. Say: "Rhonda, it's Jess from Harcourts, I'll be straight, it's about your place on Beattie Street."
Earn it with a local fact. One true, specific thing. Say: "We just sold the three-bedder two doors up, and I've still got buyers off that campaign looking in your street."
Ask for the appraisal, not the listing. Say: "I'd like fifteen minutes to walk through and give you an honest read on what it would bring today. No obligation, no pressure to sell."
Pin a time, offer two. Say: "I'm in Beattie Street Thursday at four, or does Saturday morning suit better?" Confirm it by text while you are still on the line.

Handle The Reflex, Then Book

Most owners say "we're not selling". That is not a no to the appraisal. Say: "That's most people I ring, and that's exactly who I like to meet. You'll know your number for when you are ready, and it costs you nothing." If they push for a figure on the phone, do not guess. Say: "I could throw a number at you now and I'd be guessing. Give me fifteen minutes in the home and I'll back it with the actual sales." Log every call. Who is renovating, who has had a baby, who is chasing a bigger block. That is next year's listing.
